Michael McCann, Westchester architect and builder, will be published in the Shoreline Press publications in May. Michael wrote an article for the five Shoreline publications regarding legalization and C.O. problems faced by owners trying to sell or refinance their home. Title and mortgage companies, doing an examination of the home's records at the local town hall discover discrepancies between the features that exist in the home and what is recorded at the town hall and will not give clear title without these discrepancies being clear up. Therefore the sale or refinance cannot proceed. As a residential architect, Michael has seen numerous situations where sellers have risked losing a loan or sale because an improvement to their house was never filed with the local building department by obtaining a building permit and getting the proper inspections. Local building departments in Westchester tell owners that they need a plan drawn up by a licensed architect, file the building permit and get the improvement legalized.
