Michael McCann Westchester architect Fairfield architect profiled in East Coast Home + Design




East Coast Home + Design requested that Michael McCann, architect practicing in Westchester, Fairfield, NYC and the Hamptons submit a project for the amazing transformation issue, which just got published. The magazine, which features beautiful residential properties which underwent significant changes, can be viewed on line by searching East Coast Home + Design magazine.

Michael's project was a Costwold style home in Pocantico Hills, Mt. Pleasant, New York which had once been a caretake's cottage. The bent wood roof (done by Pana, Inc.) on the major addition was seamlessly blended to the original house. The addition included a new kitchen, family room and master bedroom suite and you can't tell where the original house ended and the new part begins. Stone work was meticulously matched to the original.

Architecture's contribution to selling your home - architects in Westchester, architects in Westchester county

A client was looking to sell his home in a very desirable section of Bronxville, NY. The home had been renovated several times, including a large great room/family room, kitchen, cabana in the basement opening up to the backyard and pool area, and master bedroom. But the owner was having difficulty getting offers near the asking price. In discussing this with the owner/client I pointed out that I thought the foyer, with its tiny entrance to the living room was dark and closed -in feeling. The house had a cotswold sensibility originally, but the entry hall was unimposing. In addition, the doorway to the living room was small and did not afford an expansive view of the room and beyond., which also included a glimpse of the great room. At my suggestion, I proposed to the owner/client to open up the doorway to the living room, adding classical details such as columns and moulding that you can see in this picture. This change opened up the entire foyer, bringing much needed light into the entry hall and presenting a gracious introduction to the rest of the home. Up until this point, the owner had received offers several hundred thousand dollars below asking. After renovating the foyer as I suggested, the owner received an offer close to asking price, which produced a handsome return on his entryway investment.

Michael McCann architect with McCann-craft, Inc.Legalization of 3rd floors

Homes with 3rd floors looking to make them into habitable space need special consideration. Generally, a sprinkler system is required plus code compliant emergency egress window. If you are going to finish a 3rd floor space, you need to fulfill the sprinkler system and emergency egress requirements before you can obtain a C.O.
If your 3rd floor was finished without a building permit, this improvement must be legalized before a Certificate of Occupancy (sometimes called a Certificate of Compliance) will be issued by the town. This requirement in under the Residential Code of New York State.
