Legalizations and C.O.'s as Architect

Have been legalizing properties in Mamaroneck, Greenburg, and Scarsdale New York. Several municipalities have raised their fines, especially New Rochelle where the fine is now $2000.

Will be published in May in book - 21 Hampton Houses for the 21st Century

A new book is coming out which will feature only 21 houses in the Hamptons and the house I designed in Quogue will be in the book. It is very exciting as we will have an 10 page spread. I will let everyone know when the book is finally published.

Westchester architect and general contractor/builder

Current architectural design on the boards is a project in Mamaroneck, NY. I am redesigning a raised ranch into a tudor style home. Home is in the Orienta area of Mamaroneck. The house will be completely redone.

Legalizations, Building Permits, and Certificate of Occupancy

Title companies and mortgage companies are insisting that all home improvements done without a building permit must be legalized before granting clear title. Homeowners need to contact an architect for plans and proceed to file for a building permit to legalized existing conditions. Many towns have fines for unfiled improvements even if the improvement was present when current owner purchased home many years before. Often, plumbing and electrical inspects must be obtained also before a certificate of occupancy (sometimes also known as certificate of compliance) is issued on the residence.
